When is the right time to bring in a workplace strategist?

As early as possible. If you can start two or more years out from a lease expiry, we have room to properly test every option, build negotiating leverage, and achieve the best possible outcome. While an early start is ideal, it’s not always essential. Even with a tighter timeframe, we can still bring the clarity and insight you need to make a confident decision.

If we start with strategy, are we locked into using Studio DB for design and fit-out too?

Not at all. Strategy is a complete, standalone service, and plenty of clients stop there. That said, our strategy, design and delivery teams work as one connected process, so if you do continue with us, nothing gets lost in translation between the plan and the build.

Will Studio DB work with our existing real estate or tenant rep?

Yes, we work alongside them, not in place of them. Agents handle the transaction; we provide an independent view of the space you actually need and why. Put together, that combination gives everyone at the table the clarity to reach the right deal faster.

How do you keep a design on budget?

By factoring cost in from the very first concept, not checking it at the end. As the design develops, we test it against your budget with real input from contractors and suppliers, so feasibility and cost certainty are built in from day one.

Will the final design still feel like us, our brand and culture?

Yes. We start by understanding how your identity should come through, then weave it into the planning, materials and details of the space. The result feels distinctly yours and is built to genuinely support the culture you want.

Is Studio DB an interior design studio?

We’re much more than that. Design sits within a fully integrated service that also spans strategy and delivery, which means every design decision is grounded in commercial reality from the outset and carried through cleanly into construction.

Cost visibility at every stage, not just a final tally. As the design evolves, our QS team keeps the budget on track in real time and independently validates pricing, so you have ongoing cost confidence rather than a surprise at the end.

Why does quantity surveying matter on a workplace project?

It takes the guesswork from a budget and puts it into certainty. Rigorous cost planning and validation mean you can commit to a project knowing the numbers stack up, hold up to scrutiny, and are unlikely to shift, which is the assurance finance and leadership need before signing off.

Can you step in as project manager on a build someone else designed?

Yes, we do this often. We work alongside external design partners as the single point of accountability, coordinating everyone involved and holding the design team to their programme, budget and scope.

Does Studio DB manage the construction?

Yes, through in-house site and project managers, backed by a pre-qualified subcontractor framework. It’s the best of both worlds: the control and accountability of an in-house team, paired with the right trades for your project, brought on early and held to account throughout.

What does "no variations" really mean in practice?

It means scope, buildability and pricing are resolved upfront, not discovered mid-build. That’s how variations are minimised, giving you cost certainty and avoiding the cost creep that usually comes with them.
