Use our design team, or work with your preferred design partner. Our in-house design team brings together strategy, commercial, and construction thinking from day one, grounding the design in reality. But we’re flexible and can also deliver projects alongside your preferred designer or architect. In this scenario, we act as the Project Manager managing the relationship with your designer or architect, aligning their work to your objectives, creating clear accountability for the programme, budget and delivery. Whoever designs it, your design intent and commercial outcomes are protected.

No. We’re a lot more than that. Our Design services sit within a fully integrated offer spanning strategy, design and delivery. That distinction matters: it means design decisions are grounded in commercial reality and carried through into construction.


Can you work with our existing design team or architect?

Yes, and we do it regularly. We coordinate the design, programme, cost and delivery, holding your designer or architect to account and keeping their work aligned, buildable and delivered as intended — so you gain our commercial and construction rigour regardless of who the designer is.


How do you ensure a design is kept within budget?

Cost is considered from the first concept, not checked at the end. We align the design with your budget as it develops, with input from contractors and suppliers to confirm feasibility — so cost certainty is built into the process.


Will the design still reflect our brand and culture?

Yes. We work with you to understand how your identity should be expressed, then embed it through planning, materiality and detail so it feels natural and consistent — distinctly yours and built to support the culture you want.
